The legendary “James Bond” actor Sean Connery’s former villa on the French Riviera is once again available for purchase, with a hefty asking price of €23.5 million (US$26.4 million). Located in Nice, France, the villa, famously known as the “Bond Villa,” is now being marketed by Savills, which began promoting the property this week.

Officially named Villa Roc Fleurimeaning “Flowery Rock”—the property was Connery’s personal retreat during the 1970s and ’80s. It holds a special place in local lore, where it is more affectionately referred to as the “Bond Villa” due to its association with the actor who portrayed the iconic British spy. Chuck McKee of Savills confirmed that the property’s connection to Connery remains an enduring part of its allure.

A Stunning Location with Views to Die For

Situated on the scenic Mont Boron, the villa offers breathtaking views of the Mediterranean Sea, overlooking the port and toward Cap d’Antibes. The property is nestled above the seafront and is in close proximity to Château de l’Anglais, a historic castle known for its striking architecture. The location itself, with its panoramic vistas and historic charm, makes the villa an enviable piece of real estate.

The villa, built in 1930, boasts an impressive 10,000 square feet of living space, retaining much of its original Art Deco character and period details. Savills describes it as a time capsule, preserving mosaic inlays, wood paneling, wrought-iron banisters, ceiling moldings, and even the original elevator cabin. The historical charm is complemented by modern updates, making the property a unique blend of old-world luxury and contemporary comfort.

Luxurious Living and Unmatched Amenities

The villa’s main house features five spacious bedrooms and five bathrooms, including a master suite that spans the entire top floor. The suite boasts two en-suite bathrooms, adding to its opulence. One of the most standout features of the property is its rooftop deck, which includes a barbecue area and offers what is described as “arguably the most spectacular view in Nice.” Guests and residents can enjoy multiple terraces, with a dedicated spa area that includes a gym and a heated infinity pool that seems to spill into the Mediterranean itself.

Additionally, the estate includes a separate caretaker’s apartment, as well as a guest villa located at the entrance of the property. The guest villa is divided into two apartments, providing ample space for visitors or additional staff. The sellers, who have owned the property since 2015, have made significant upgrades, including overhauling the central heating and air conditioning systems, modernizing the bathrooms, and redesigning the landscaping to include flat lawns and garden paths that lead down to the rocks by the sea.

A Rich History and Past Sales Attempts

The villa has undergone renovations to enhance its appeal while retaining the charm that made it a favorite of the legendary actor. Although it was initially listed in late 2020 for €30 million, it is now available for a reduced price of €23.5 million. While the sellers’ identity remains undisclosed, McKee confirmed that they have poured substantial effort into updating the property, making it a pristine example of Riviera living.

Connery’s ties to the French Riviera go beyond this iconic villa. In 1979, the actor purchased Domaine de Terre Blanche, a château located about 45 minutes from Nice. Connery owned the château for two decades before selling it to billionaire Dietmar Hopp, who later transformed it into a luxury resort. However, the Bond Villa remains one of Connery’s most cherished residences, carrying the legacy of the actor’s time spent on the French Riviera.

A Piece of Hollywood History

For those seeking a home with both luxury and history, Connery’s former villa offers an incredible opportunity. Its stunning views, elegant design, and rich past make it more than just a property—it’s a slice of Hollywood history, once owned by one of the most famous actors in cinematic history. With its recent upgrades and timeless appeal, Villa Roc Fleuri is a rare find for any discerning buyer.
