Henry River Mill Village, the rural site that brought Katniss Everdeen’s (Jennifer Lawrence) impoverished, post-apocalyptic mining town to life, is now available in two separate parcels totaling more than 70 acres.

The village, which first captivated audiences in the 2012 film, is more than just a cinematic location—it is a historical site. The property was founded in 1905 and is one of the last intact mill villages in North Carolina, according to the Charlotte Observer. The cotton yarn manufacturer that once operated here was part of the wave of textile mills that reshaped the Carolinas during the industrialization of the early 20th century. Today, the village is a popular tourist destination, offering daily tours and even two Airbnbs for those eager to immerse themselves in the Hunger Games world.

The village earned a spot on the National Register of Historic Places in 2019, cementing its place in both history and pop culture. As District 12, Henry River Mill Village’s rundown homes and scenic, wooded hills helped set the stage for Katniss’s life of struggle and survival in the opening scenes of the film. Director Gary Ross used the site’s decaying structures as a backdrop to portray the grim reality of life in one of the poorest districts in Suzanne Collins’s dystopian world.

Now, the village is being offered for sale in two separate listings: 28 acres priced at $1.15 million and 43 acres, split into two parcels, listed for $800,000. Mariette Gagne, agent and owner of MarketPlace Realty, shared that the sellers, Henry River Mill Village LLC, have decided to focus on other business ventures. The village has been a major draw for visitors, especially since the Hunger Games connection brought in fans from around the world.

The current owners have capitalized on the film’s popularity by operating two Airbnbs on the property, each styled to resemble Katniss’s home from the movie. Known as “Stay in District 12 from Hunger Games,” these rentals offer guests a chance to experience life in the fictional district, with one five-star reviewer describing the stay as a must for any fan of the series.

For those with an entrepreneurial spirit, the village’s location near a river bend, once vital to the mill’s operations, makes it a prime spot for a variety of outdoor businesses. One seller suggested the land would be perfect for a kayak outfitter or a campsite, further adding to its appeal for potential buyers.

The listing presents a rare opportunity to own not only a piece of cinematic history but also a piece of North Carolina’s industrial past. With 70 acres of land, a restored mill house, and the unmistakable charm of District 12, Henry River Mill Village could soon find new life in the hands of its next owner.
